I have had a few clients tour through buildings on Mission St. looking for retail opportunities but the lack of success in rehabbing the old theaters has been a negative. If a use can be found for them that is allowed (formula retail concerns) maybe some of the crime occurring at 16th and Mission can be either overlooked or decreased.

Those theaters are very popular in Portland and, once security issues are figured out, could do well in the Mission as well.
